Property Tax Postponement Information (Older Adults)

The controller's office offers property tax assistance for blind or disabled homeowners, and for seniors age 62 and older, who live in the state of California. Age, disability and income restrictions apply. There are no geographic restrictions.
The program allows eligible homeowners to postpone payment of property taxes on a primary residence. To be eligible, a person must:
-be at least 62 years old, or blind, or have a disability
-own and occupy the home as a primary residence
-have a total household income of $45,810 or less
-have at least 40% equity in the property
The interest rate for taxes postponed under this program is 5% per year; funding for the program is limited. Applications are accepted from October 1 through February 10 each year, and will be processed in the order received. Only current year property taxes are eligible for postponement.
Repayment under the program becomes due when the homeowner:
-moves or sells the property
-transfers title
-defaults on a senior lien
-refinances
-obtains a reverse mortgage or
-passes away
